323 Commissioning is an independent third-party commissioning agent working out of North Texas. We do not design mechanical systems and we do not install them — which is the entire reason our findings are worth anything to the person paying for the building.

Whose stamp is on it?

Plenty of firms will commission your building. Some of them designed it. Some of them installed it. The work looks identical on a proposal, and it is not identical at all at the three moments below — which are the only three moments commissioning is really for.

When a deficiency turns up

Correcting it costs their own crew, their own material, or their own fee. The cheapest finding is the one nobody writes down.

Writing it down costs us nothing. It gets an ID, a severity and an owner, and it stays open until somebody verifies it closed.

When the schedule compresses

Testing is the easiest scope to shorten, and the party holding the schedule is the party deciding what to shorten.

Testing is our entire scope. We report what was tested, what was not, and what that leaves unverified. The owner decides.

When the warranty year closes

The party being asked to come back and fix it is the same party who installed it in the first place.

We run the warranty-period review, so the callback list is not written by the people it is addressed to.

What you actually receive

Not a report that says the building is fine. A numbered record of every deficiency found, what it was, who owns it, and whether anyone has verified it closed — plus the test scripts that produced it.

Every deficiency we open goes out in the same form to everyone who has to act on it. Nobody receives a softened copy, and nothing gets closed out in a conversation we were not in.
